Nearly every new lot out here needs topsoil work before sodding — we recommend 2–4 inches of Enriched Topsoil on any freshly built lot.
What Grows Best in Hockley
Hockley is mostly sunny, open land — which is great for grass. Raleigh St. Augustine is our most popular seller out here. TifTuf Bermuda is a strong choice for homeowners who want low water usage. For new construction lots — which are very common in Hockley right now, especially in Jubilee and The Grand Prairie — we almost always recommend starting with 2–4 inches of Enriched Topsoil. Builder lots are typically stripped down to clay, and that extra step makes a big difference in how well sod establishes.

About Hockley
Hockley sits in Waller County along the Hwy 290 corridor — one of the fastest-growing suburban corridors in all of Greater Houston. What was open ranch land just a decade ago is now home to some of the region's biggest master-planned communities.
The Grand Prairie is the headline project — a ~1,700-acre community planned for up to 6,000 homes, with 450 acres of parks, miles of trails, and a 70-acre lake, built within the Coastal Prairie Conservancy. It broke ground in 2023 and already ranked #17 nationally on RCLCO's 2025 list of top-selling master-planned communities, with 639 homes sold in a single year. Six builders are on-site: David Weekley Homes, Perry Homes, Shea Homes, Village Builders, Westin Homes, and Lennar. Jubilee, a 1,622-acre community by Johnson Development also just off US-290, isn't far behind, with homes from Coventry Homes, Highland Homes, and David Weekley Homes. Dellrose and Kickerillo-Mischer Preserve continue to bring in buyers as well, many priced out of Cypress and Katy.
The growth has been enough to force Waller ISD's hand — the district purchased land for a brand-new elementary, junior high, and high school inside Jubilee, with additional future campuses planned inside The Grand Prairie. That's on top of Waller ISD's district-wide enrollment growth, which is up 7.4% year-over-year and expected to triple over the next decade.
Because Hockley is mostly newer development, almost every project we do out there involves new construction lots. These lots are almost always stripped down to clay subsoil from the building process — the builder clears everything and leaves bare ground. We strongly recommend 2–4 inches of Enriched Topsoil before laying sod on any new Hockley lot, whether it's in Jubilee, The Grand Prairie, Dellrose, or Kickerillo-Mischer Preserve. We can deliver topsoil and sod together in one trip, which makes the whole process simple.
