This is home for us — our main yard has been right here on FM 1774 since 2007. We've delivered to practically every neighborhood in Magnolia at this point and we know the land out here well. Magnolia is a mix — some neighborhoods have heavy shade from mature pines and oaks, others are wide open full sun. That mix is actually what we love about it, because it means we're recommending everything from Raleigh to Zeon depending on where you are.
If you're in Magnolia, you're never more than a few miles from fresh sod.

What Grows Best in Magnolia
Magnolia yards vary a lot depending on where you are. Wooded lots with mature pines and oaks — like you'll find in Indigo Lake Estates and some parts of High Meadow Ranch — do well with Palmetto St. Augustine or Zeon Zoysia. Open sunny lots — more common in newer developments and along the FM 2978 corridor — are great for Raleigh St. Augustine, Celebration Bermuda, or TifTuf Bermuda. Not sure which you have? About Magnolia
Magnolia, Texas sits in Montgomery County along the FM 1774 corridor — about 40 miles northwest of downtown Houston. It's been one of the fastest-growing areas in the Houston metro for the past decade, with new neighborhoods popping up alongside long-established communities on large wooded lots.
What we love about Magnolia is the variety. You've got newer master-planned communities with newer homes on cleared lots, and you've got old-school Magnolia — big wooded acreage properties with towering pines and oaks that have been there for decades. That variety means we recommend different grasses depending on exactly where someone is.
For the wooded, shaded lots — think Indigo Lake Estates, parts of High Meadow Ranch, and some of the older sections of Woodlane Forest — Palmetto St. Augustine or Zeon Zoysia are usually the right call. For open sunny yards in newer developments and cleared lots, Raleigh St. Augustine is our most popular seller, and Bermuda varieties like TifTuf or Celebration are great for anyone who wants a low-water or athletic-style lawn.
Magnolia's soil tends to run heavy clay in most areas — which is typical for the Houston region. We recommend 2–4 inches of Enriched Topsoil before sodding on new construction lots, and Humates Plus fertilizer to help break up clay and improve drainage long-term.
